Property & Tenancy Management

1. Introduction

Justin’s Home Ltd is committed to maintaining high standards of professionalism, transparency, safety, and compliance across all property management, rental, and accommodation services. This policy establishes the principles, responsibilities, and operational rules governing property use, tenancy arrangements, client obligations, and company protections.

2. Property Classifications

All property arrangements must be clearly classified for clarity and legal accuracy.

Standard Residential Arrangement

Applies where occupants reside for long-term living purposes without subletting rights unless explicitly agreed.

Let-to-Let Arrangement

Applies where the contracting party is permitted to sublet or license occupancy to third parties. The primary contracting party assumes responsibility for occupants, Justin’s Home Ltd holds no direct liability for introduced occupants, and subletting must be expressly permitted in writing.

Company Lease

Applies when a registered company leases a property for corporate or accommodation use.

Serviced / Short-Term Accommodation

Applies to furnished properties offered for temporary stays, including bookings through third-party platforms.

3. Client & Tenant Responsibilities

Accurate Disclosure

Clients must provide truthful and complete information. Misrepresentation constitutes a breach of agreement.

Responsibility for Occupants

Where occupants are introduced by a client, particularly under let-to-let or company leases, the contracting party assumes full responsibility for conduct and damages. Justin’s Home Ltd retains enforcement rights for breaches.

Occupants must protect the condition and safe use of the property.

4. Use of Property

Under approved let-to-let arrangements, the contracting party manages guest or tenant relations, liability for occupants remains with the contracting party, and Justin’s Home Ltd may request occupant details where necessary.

Unauthorised Occupants

Unauthorised occupants may result in financial penalties, immediate termination, and eviction procedures.

6. Payments & Charges

All rental and service payments must be made as agreed within contractual timelines.

Part Two

Airbnb & Short-Term Accommodation Management

1. Policy Purpose

This policy defines the commercial structure, responsibilities, payment flows, and liability boundaries governing properties managed by Justin’s Home Ltd for serviced accommodation, Airbnb, Booking.com, short-term rental management, Justins Holiday Accommodations, and supported guest stays.

2. Management Fee Structure

Justin’s Home Ltd operates under a flat management fee model and charges 20% of booking revenue as its management fee.

The landlord is solely responsible for obtaining and maintaining legally required documentation.

Property Running Costs

Justin’s Home Ltd is not responsible for utility bills, council tax, service charges, insurance premiums, maintenance costs, or repair expenses.

Cleaning & Housekeeping

Cleaners are engaged on behalf of the property, not Justin’s Home Ltd. Payment for cleaners remains the landlord's responsibility.

4. Platform Commissions & Third-Party Deductions

Where bookings originate from third-party platforms, platform commissions are deducted directly by the platform. Justin’s Home Ltd has no control over, and bears no responsibility for, these deductions.

5. Payment Flow & Revenue Distribution

Booking Revenue Handling

After third-party deductions, the remaining booking balance shall be processed through Justin’s Home Ltd.

Management Fee Deduction

Justin’s Home Ltd shall deduct its 20% management fee from the received balance.

Landlord Disbursement

The remaining funds shall be transferred to the landlord or property owner in accordance with agreed payment schedules.

6. Certificate Monitoring & Reminders

Justin’s Home Ltd may remind landlords of certificate expiry dates and notify landlords of compliance risks. Responsibility for renewals remains with the landlord.

7. Liability Limitations

Justin’s Home Ltd functions strictly as a management and operational service provider and shall not be liable for property compliance failures, unpaid property expenses, insurance gaps, cleaner payment disputes, platform fee deductions, or landlord financial obligations.

8. UK Housing Law Compliance & Commission Prohibition

Compliance With UK Housing Legislation

Justin’s Home Ltd operates in accordance with applicable United Kingdom housing regulations.

Prohibition of Commission, Referral Fees & Improper Payments

Justin’s Home Ltd maintains a strict zero-commission policy. Staff must not request, accept, or receive commission or financial incentives connected to tenant references, property applications, tenancy approvals, deposit arrangements, client referrals, or property allocation decisions.

Permitted Payments

Justin’s Home Ltd will only request payments legally permitted under UK law.

Ethical Conduct and Anti-Corruption Policy

Transparency & Financial Accountability

All lawful charges must be clearly disclosed, written agreements must outline fees, payment records must be maintained, unlawful transactions must be refused, and all payments must be traceable through official company accounts.

Protection of Tenants and Clients

Justin’s Home Ltd follows government guidance on fair tenancy practices, avoids unlawful fees or commissions, ensures tenants receive clear payment documentation, and encourages lawful dispute resolution.

9. Fair Charging Policy & Client Right to Dispute Transactions

Fair Fee Principle

Charges issued by Justin’s Home Ltd must be reasonable, transparent, clearly communicated in advance, and connected to actual services rendered or legally permitted charges. Hidden costs, duplicate charges, and unnecessary administrative fees will not be imposed.

Client Right to Query or Challenge Transactions

Any client, tenant, landlord, consultant, or third party who believes a payment, invoice, or transaction does not reflect agreed terms has the right to raise a written concern and provide supporting documentation where necessary.

Commitment to Resolution

Justin’s Home Ltd will review payment concerns fairly, provide clarification, correct administrative or financial errors where identified, and work with the client toward a transparent resolution.

Record Keeping and Financial Transparency

Justin’s Home Ltd will maintain accurate records of payments, invoices, and financial transactions in accordance with UK regulatory expectations.

10. Policy Acceptance

Engaging Justin’s Home Ltd for short-term accommodation management constitutes acceptance of this policy.
